1. Acceptance of Terms

By visiting, registering on, or using PropertySaathi, you confirm that you have read, understood and agreed to these Terms and our applicable policies. If you use the platform on behalf of another person or an organisation, you confirm that you are authorised to accept these Terms on their behalf.

2. About PropertySaathi

PropertySaathi is an online property information and discovery platform intended to help users explore property listings and connect with property owners, agents, builders, developers or other advertisers. Unless expressly stated in a separate written agreement, PropertySaathi is not the owner, seller, landlord, tenant, broker, legal adviser or representative of a party to a property transaction.

PropertySaathi may provide listing, search, enquiry and communication features. The availability of any feature may change from time to time.

3. Eligibility & Accounts

• You must be legally capable of entering into a binding agreement under applicable law to use account-based services.
• You must provide information that is accurate, current and complete when creating an account or submitting an enquiry.
• You are responsible for maintaining the confidentiality of your login credentials and for activity carried out through your account.
• Please notify us promptly if you believe your account has been accessed without authorisation.
• Do not impersonate another person or create an account using misleading information.

4. Property Listings & Information

Property information, photographs, prices, dimensions, amenities, availability, approvals, ownership details and other listing content may be submitted by users, owners, agents, builders, developers or other third parties.

• Advertisers are responsible for ensuring that their listings are lawful, accurate, current and supported by the necessary rights and permissions.
• Users should independently verify title, ownership, approvals, land use, RERA registration where applicable, dimensions, pricing, amenities, possession timelines, taxes and all other material details before making a decision.
• Photographs, plans, maps, renders and descriptions are indicative unless confirmed in writing by the relevant authorised party.
• A listing or enquiry on PropertySaathi does not constitute an offer, reservation, allotment, sale agreement or guarantee of availability.
• PropertySaathi may review, edit, decline, remove or disable a listing where it reasonably believes that the content is inaccurate, unlawful, misleading, unsafe or in breach of these Terms.

5. User Responsibilities

You agree not to:

• Post false, fraudulent, misleading, defamatory, obscene or unlawful content.
• Advertise a property without the authority or permission required to do so.
• Upload content that infringes another person's intellectual property, privacy or other legal rights.
• Use the platform for spam, harassment, scams, unsolicited bulk messages or unlawful solicitation.
• Attempt to access restricted systems, interfere with platform security, introduce malicious code or disrupt the website.
• Scrape, copy, republish or commercially exploit platform content except as permitted by law or with our written permission.

6. Fees & Payments

Some services, promotional placements or advertising options may be chargeable. Any applicable fee, scope, payment terms, taxes, validity and refund or cancellation conditions will be communicated separately before purchase or activation.

Unless a written policy or agreement states otherwise, submitting an enquiry or viewing publicly available listings does not itself create a payment obligation. Users should make payments only through authorised channels and retain transaction records.

7. Third-Party Services & Links

The platform may contain links, maps, embedded content, communication tools or services operated by third parties. These services are provided for convenience and are governed by the relevant third party's terms and privacy policies. PropertySaathi does not control and is not responsible for third-party content, availability, policies or services.

8. Disclaimer

PropertySaathi is provided on an “as is” and “as available” basis to the extent permitted by applicable law. We do not warrant that the platform will always be uninterrupted, error-free, secure or available, or that every listing or item of information will be accurate, complete or up to date.

PropertySaathi does not independently guarantee the identity, credentials, conduct, financial standing or performance of every advertiser or user. We do not guarantee that an enquiry will receive a response or result in a transaction. Users should conduct their own due diligence and obtain independent professional advice where appropriate.

9. Limitation of Liability

To the maximum extent permitted by applicable law, PropertySaathi and its owners, operators, employees and service providers will not be liable for indirect, incidental, special, exemplary or consequential loss, loss of profits, loss of data, business interruption, or loss arising from dealings between users and third parties, reliance on listing information, or inability to access the platform.

Nothing in these Terms excludes or limits liability that cannot lawfully be excluded or limited under applicable law.

10. Indemnification

You agree to be responsible for claims, losses, liabilities and reasonable costs arising from your unlawful use of the platform, your submitted content, your breach of these Terms, or your violation of another person's rights, subject to applicable law.

11. Suspension & Termination

We may restrict, suspend or terminate access to an account, listing or feature where we reasonably consider it necessary to protect users, the platform or the public, comply with law, investigate suspected misuse, or enforce these Terms. You may stop using the platform at any time. Any provisions which by their nature should continue will survive termination.

12. Privacy

Our handling of personal information is described in our Privacy Policy. By using the platform, you acknowledge that information may be collected and used as described in that policy and as permitted by applicable law. Please review the Privacy Policy before submitting personal information.

13. Changes to These Terms

We may update these Terms from time to time. The revised version will be posted on this page with an updated date. Your continued use of PropertySaathi after changes are posted indicates acceptance of the revised Terms, to the extent permitted by applicable law.

14. Governing Law & Jurisdiction

These Terms are governed by the laws of India. Subject to applicable law, courts having jurisdiction in Gautam Buddha Nagar, Uttar Pradesh, India shall have jurisdiction over disputes arising from these Terms or use of the platform.
